What to expect on our buyers list
How deal flow actually works, what we offer, and how priority gets decided when more than one buyer wants the same property.
What does being on the buyers list actually mean?
You tell us your buy box once — target markets, price range, property type, and deal structure — and we only reach out when something we've sourced actually fits. There's no cost and no obligation to join, and nothing about being on the list requires you to buy anything.
Where do these deals come from?
Every property comes from a direct seller relationship, not a public listing — we work directly with motivated sellers, then bring the properties that fit our buyers' criteria. That's what lets us offer off-market, below-retail pricing with room for your rehab budget and your margin, before it's marketed anywhere else.
What kind of deals do you source?
Fix & flip, buy & hold, and new development — single-family rehabs, rental portfolio additions, and land or teardown lots for ground-up builds. Every closing runs through a licensed, independent title or escrow company, with the assignment or double-close structure disclosed up front.
Is there another way to see deals besides waiting for a match?
Yes — our Available Properties exchange posts a portion of our off-market deals publicly for a limited window before they go exclusive to a buyer on this list. It's first come, first served, so if you want a shot at grabbing something early rather than waiting for a buy-box match, that's the place to check. Do you guarantee I'll get sent deals?
Honestly, no — and we'd rather be upfront about that than oversell it. Our buyers list is long, and we can't guarantee any buyer a specific number of properties. What we can tell you is that the more you actively work with us — responding to matches, closing deals, staying easy to reach — the more we prioritize you when something fits your buy box. This isn't a strict queue; it's a relationship. Buyers who show up consistently get first calls consistently.
How is priority actually decided?
When a property fits more than one buyer's criteria, we weigh things like how recently and reliably you've closed with us, how responsive you are when we reach out, and how well the deal matches what you've told us you're looking for. There's no way to "buy" priority — it's earned through being a buyer we can count on.
How much time do I have to respond when you send me a deal?
When we send you a property exclusively, you have 12 hours to communicate with us about it. If we don't hear back — or you let us know it's not a fit — within that window, we may present it to another buyer. It's not a binding commitment on your end either way; we just need to keep deals moving for sellers who are on a timeline.
Do I need to be verified or have an account to be on the buyers list?
No — joining the buyers list is separate from the identity-verified buyer accounts required on the Available Properties exchange. Being on the buyers list has no verification requirement and no binding commitment; you're simply on our radar for matching deals.
What if I want a fast close, or need more time to line up funding?
Tell us when you reach out. We work closing timelines that fit your process on either end — a fast close to lock in a deal, or more runway if you need it.
Will I keep working with the same person?
Yes — you work with the same acquisitions contact deal after deal, not a call center. Most of our volume comes from buyers who keep coming back, and that's by design; we're built for a long-term relationship, not a one-off sale.
