How the exchange works
A plain explanation of what this is, what it costs, what an offer actually means, and why we run it the way we do.
What is this?
The Available Properties exchange is where we post a portion of our off-market deals for a limited window before they're sent exclusively to a buyer on our private buyers list. It's a first-come, first-served way to grab a deal early — not our primary buyer channel, which is the buyers list itself.
Is it free to use?
Yes. There's no cost to create an Offer account or to browse listings. The one thing we do require is identity verification before you can place an offer — see below for why.
Why do we require identity verification?
We do this so an offer on this exchange can become a real commitment — not a casual browse. We verify who you are before you're allowed to place one, so that an accepted offer is backed by an actual, accountable person — not an anonymous account that can disappear if they change their mind.
What does placing an offer actually mean?
Placing an offer is a serious step, but it's not itself a binding contract. If your offer is accepted, we send your details to our team and you'll receive a purchase contract within about 12 hours — contracts are prepared and sent manually, not generated automatically. You'll then have 12 hours to sign it. Once signed, that contract is what makes the deal binding, and you're committing to submit Earnest Money Deposit (EMD) through a licensed title or escrow company within 48 hours of signing. Can I back out of an offer?
Yes, up until 2 hours before the listing's offer window is set to expire, with no consequence. Inside that final 2-hour window, your offer can no longer be withdrawn — doing so, or otherwise not following through, can result in penalties, including a warning or ban from placing future offers. Can I ask questions or request different terms when I place an offer?
Yes — when you place an offer, there's an optional box for questions, comments, or additional terms you'd like. If you fill it out, our team reviews it before your purchase contract is finalized; it doesn't change how the offer itself is treated, and any requested terms are still subject to our and the seller's agreement.
Should I place an offer, or join the buyers list instead?
We strongly encourage joining our buyers list instead of relying on the exchange as your primary way to find deals. Being on the buyers list does not hold you to anything — no binding commitment exists until you actually sign a purchase or assignment agreement on a specific property. The exchange works the same way in that respect — nothing is binding until a contract is signed — but withdrawing late or not following through on an exchange offer can still affect your standing to place future offers.
How many properties will be posted?
We don't guarantee any specific number of properties will be posted to the exchange at any given time. Volume depends entirely on what we have under contract and choose to post here rather than sending straight to the buyers list.
Why do these properties end up here instead of going straight to a buyer?
We typically post properties here when they have a longer closing timeline — which gives buyers on the exchange a real window to grab the deal before it goes exclusive to someone on our buyers list. Once that window closes, or once we choose to move a property to the buyers list, it comes off the exchange.
What happens if my offer is accepted but I don't sign or can't close?
If you don't sign the purchase contract within the 12-hour window, the opportunity may pass to the backup buyer (the next-highest offer at the time yours was accepted). If you sign but then don't submit EMD within 48 hours, your EMD deadline is missed and the same applies. Repeated no-shows can result in your account being warned or suspended from the exchange. Can my account be warned or banned?
Yes, for violations such as withdrawing an offer outside the permitted window, not signing a contract or submitting EMD on time, contacting a homeowner directly, or submitting false information — see our Terms & Agreements for the full list. If it happens, you'll get a specific written reason both in your account and by email, and you can submit an appeal from your profile for our team to review.
