Either way, the price and terms you agree to don't change, and every closing is still handled by a licensed title or escrow company that protects your funds and confirms clear title.

The Closing Process
Timelines, title companies, and what to expect
Most closings take about one to three weeks from signed agreement to funds in your account, depending on the title company's timeline and whether any title issues come up. If you need more time, we can typically work with a later closing date instead — the timeline is something we agree on together.
A title company (or escrow company) is a neutral third party — not us, and not you — that manages the closing. They verify that the property's title is clear (no unresolved liens, judgments, or ownership disputes), hold funds securely until every condition of the sale is met, prepare and record the closing paperwork, and disburse funds to you once everything is finalized. Their job is to protect both sides of the transaction.
The most common causes of delay are things the title company uncovers during their search, such as:
- Existing liens, judgments, or unpaid taxes on the property
- Unresolved probate or missing signatures from co-owners or heirs
- Municipal code violations or open permits

No. We buy homes as-is. You're welcome to leave behind items you don't want to move, and there's no expectation of repairs, cleaning, or staging.
Special Situations
Foreclosure, probate, and other time-sensitive cases
We understand this is a stressful, time-sensitive situation, and in many cases we're able to move faster than a traditional sale — sometimes fast enough to close before a scheduled foreclosure sale date.
Important: Contacting us, submitting a request, or signing a contract with Derived Wealth Properties does not stop, pause, or delay your foreclosure. Foreclosure is a legal process controlled by your lender, and it continues unless and until the required reinstatement or payoff amount is paid, a legally effective agreement is reached with your lender, or another legally binding action stops it. We are not a foreclosure consultant and do not provide foreclosure-avoidance advice or services for a fee.
If you're facing foreclosure, we strongly encourage you to speak directly with your loan servicer, a HUD-approved housing counselor, and/or an attorney as soon as possible, in addition to any conversation with us. If a sale to us is the right move for your situation, we'll work to move as quickly as your timeline requires.
Yes. We regularly work with executors, personal representatives, and family members handling an inherited property. Depending on where the estate is in the probate process, we can often move forward once the representative has the legal authority to sell, or help you understand what needs to happen first. We'd still encourage you to loop in a probate attorney to confirm your specific authority to sell before signing anything.
Not at all. We buy tenant-occupied properties regularly. How existing leases are handled — whether tenants stay or the sale is contingent on vacancy — is addressed directly in your purchase agreement, so there are no surprises for you or your tenants.

That typically includes discussing your target area and budget, helping you understand rental or purchase options nearby, and working to align your move-out date with your move-in date so there's no gap in between.
It depends on what's agreed to as part of your specific transaction. In some cases, moving cost assistance is something we build into the agreement with you; it isn't automatic or guaranteed on every deal. If this matters to you, raise it early in the conversation so it can be discussed and, if agreed, documented as part of your purchase agreement.
