What to expect when you JV with us
Straight answers on how the process works, what we require, and what you're agreeing to when you partner with us on a deal.
What does "JV" mean here?
You've already got a property under contract or an assignable interest, and instead of finding your own end buyer, you bring the deal to us. We put it in front of our buyer network, handle the buyer side, and split the assignment fee with you at closing.
What's the actual process?
- You submit your deal through the form on our JV Properties page — the property, your contract, ARV, repair estimate, and desired fee.
- We review it — our team checks the property and your contract to confirm it's ready to market.
- We match a buyer from our network.
- We close, on your seller's timeline, and split the assignment fee with you.
What properties can I bring you?
We only work with properties where your underlying purchase agreement actually allows you to assign, JV, or otherwise transact through a partner like us. If your contract restricts assignment or third-party involvement, that's not something we can work around — it protects you as much as it protects us, since a deal built on a contract that doesn't allow it isn't a deal worth doing.
What am I agreeing to once I sign?
Once you sign a JV Agreement with us on a property, that agreement is exclusive. You work with us on that property — not other buyers, channels, or platforms — for as long as the agreement is in effect. In exchange, whatever fee split we agreed on is what we're entitled to receive at closing. This is what lets us commit real effort to finding you a buyer fast, instead of competing with three other channels for the same deal.
Submitting the intake form itself doesn't create this exclusivity — that only kicks in once a written JV Agreement is actually signed by both sides. Nothing is locked in just from filling out the form.
Is my deal information safe with you?
Yes. Everything you submit — your contract, numbers, and any documents or photos — is used only to evaluate and market your specific deal. We're not shopping your information around, and we don't share your submission with other wholesalers.
Do you guarantee you'll close my deal?
No — and we'd rather tell you that plainly than oversell it. We make every effort to close every deal we take on, but a real estate closing depends on more than us — it can be obstacles like buyer financing, title, inspections, and the seller's own situation, all of which play a part. What we can promise is that once we take your deal on, we're proactively working on it consistently, while communicating details of the entire process with you — not sitting on it.
How fast can you actually move?
Our buyer network is 400,000+ nationwide, and we typically match a deal to a buyer within about 48 hours. From there, we move as fast as your seller's timeline allows — we're not the reason a closing gets delayed.
